My New Coach Handbag!

Well, I did say that I didn't want to give up my lifestyle.

I was so excited to get the mail today. My Coach bag came. My obsession with the particular handbag started back just before Mother's Day. I had been wanting a Carly, so my husband took me to the Coach store to pick out a purse. The one I picked out was $378, but after she rang it up is was over $400. I just couldn't bring myself to pay that for a purse. I really liked it and really wanted it, but decided on the spot I just needed more time to think over this purchase.

So I came home and thought about it and decided that I could find a better deal on a purse I liked as much or this purse in the future. Coach does not do sales or clearance, but they do have coupons once you start buying from them.

I checked Ebay about once a week for this purse, if it got over $200 I would start looking again. Well, at the first of the week, I found my deal. A BNWT Carly Optic Coach purse (the same one I have been wanting) for $129 plus $5.80 shipping. I only spent $134.80 to have this brand new purse shipped to my home!!!! Now I can afford the wallet too!!!!

The moral of my little story is there is always a deal out there if you are willing to look for it and wait on it. Afterall, I just saved over $265!

Christmas is Right Around the Corner

With Christmas right around the corner now is the time to start planning if you haven't already. I like to sit down with a pen and paper and make a budget.
This year we are doing a family gift (about $350) and then an additional $200 per child.
This is far less than we have spent in the past, but I am certain with all of the great deals out there that with a little creativity and work on my part, my kiddos will have a great Christmas.
We have also decided that this year, we aren't buying Christmas gift for people outside of our immediate family.
In addition to the Christmas boxes at church our family tries to adopt a family or help some of the foster families in our church with Christmas.

Where Do You Get your Qs??

I am constantly asked how I have so many of the same coupons. Well, I buy at least 10 papers every Sunday to get me started. Additionally, I find them:
  • On Ebay
  • Trade For Them
  • Coupon Clipping Sites
  • Wine Tags
  • Peelies
  • Blinkies
  • Displays
  • Tearpads
  • I email companies
  • Friends save them for me

And those are just the ways I can think of off the top of my head.

A good rule of thumb is to buy 1 paper for every member of your family. I buy more but I also provide for more than just my immediate family.

Today has been Jammed Packed with Deals

My husband and I go into Arlington every other Saturday or so. He needs a hair cut, we take his dad to lunch, and I get to garage sale on the way and he helps with the kids.

We probably stopped at 10-12 garage sales. I only spent about $55 total but got Colt a lot of name brand two piece winter outfits that were all in EUC. I also picked up Hannah 2 more pr of Jeans, some leggings, and a few shirts. I got Chelsea a pair of jeans and about 5 shirts. I picked up Bailey some Webkinz for her collection. I got Jamie a new bike for $35 (ouch) but his other got stolen and now that he is not at home he needs away to get back and forth to work. And I got a few misc. things. Every thing I got this morning was name brand and in EUC or GUC. I was very pleased.

After lunch, we went to get my hubby's hair cut. Right next door is Once Upon A Child. For those of you who are not familiar with this store it is a children's resale store. So while he is gettng a hair cut I always go next door to shop. I found and outfit I liked and it had a red line drawn through the price tag, so I asked what that meant, in the past it was 50% off but I like to make sure. So the manager, who knows me said that it means they are $.75. So I start looking for red marks.
This is what I got:
(1) Black LS Shirt Hannah $3.99
(1) Polo Hiking Boots Colt $6.50
(1) Puma Shoes Colt $3.50
(2) 1pc Long Polo Outfits Colt $.75
(3) LS Polo Shirts Colt $.75
(2) LS Old Navy Onesies Colt $.75
(1) LS Levi Onesie Colt $.75
(1) Children's Place Polo Onesie Colt $.75
I spent and little over $21.....
The Polo Boots alone retail for over $65

So after we got home, I got on the computer. I have been watching a bedroom set for Jered on Ebay. Until about a hour until the end of the auction there were no bids. At 5 minutes till there were 2 by the same bidder, so I waited until 18 seconds until the end and entered my max bid $301. I won the bid by $1!!!! So Jered will be getting a new Full Size bed with Twin Trundle underneath, a night stand, dresser, deck and chair for his room. This furniture looks Brand New with the exception of a small ding on the trundle where someone stood on the side, it really isn't noticeable and since he will only use the trundle when he has friends over it will be covered by his new bedding I get to go get...
I still have $3694 left to go in my furnishing and decorating budget and have four rooms furnished!!!

Are you an Impulsive Shopper

I am! So, to help keep me on my budget, I have started calling my husband to discuss any purchase over $50 that we have not already discussed. You wouldn't believe the amount of stuff I talk myself out of while my hubby is tellng me to get it if I really want it. So he is not much help, but taking the time to talk things out with him and decide on whether it is something that I really want or something I could find cheaper else where is really helping keep me on track. And if it is something that I am really on the fence about, I will take a picture with my cell phone and go home talk to my hubsand about it again and sleep on it. If I still really want it the next morning, I will return to the store and get it. So far, this has only happened twice, and once it was for a hamper that was $70 or so the next day when I went back they were marked down 50%, so in that case it really paid off to be patient.

Furnishing Your Home

So, now that I have the nice new big home, I need furniture and decor to put in it.

I first reaction was to run out to the furniture store and buy everything that I wanted and make it beautiful. Well, then reality set in and I decided that I didn't want to spend tens of thousands of dollars to furnish my new home. My goal is to furnish my entire home with decor for less than $5000, this might not be possible since the bedroom suite I want is $8200 alone, but I am going to try to be very creative.

We didn't bring a lot of our furniture with us and even if we had, we surely didn't have enough to furnish a 5025 sq ft from the furnishings of a 2500sq ft home.

As soon as I got the internet up and running ( I now live far enough out that DSL is not an option and had to go to satelitte internet) I started shopping around. I check craigslist almost daily, but a lot of their stuff is still a bit to high for me.

The first week in our new home, I purchased a 4 piece leather living room set off of ebay for $450. It came with the sofa, love set, chair, and ottoman. When my husband went to pick it up the original owner threw in some leather throw pillows. I am guessing, compared to what I have seen while out furniture shopping that this set was probably around $2000 brand new, and I have only found one tiny spot on it that I didn't notice for 2 weeks, so it may have gotten there after we got it home.

Last weekend, my husband and I went to Target, we now have 4 full baths and no shower curtains in three of them, so it was time to purchase a few things. I found 2 really cute shower curtains on clearnace for about $10 each, these are not what we really want, but they will do just fine until I can dress the bathrooms out like I want to. My husband insisted that I go ahead and buy something for the downstairs guest bath that everyone uses when they visit. So I got a shower curtain, shower curtain holders, trash can, soap dispenser, rugs, towels, hand towels, and wash clothes for a total of almost $250. Ouch!! I decided I needed to go back to ebay and craigslist.

So, this morning I have a few minutes to shop online. I do a quick search on ebay and find a nice formal dining room set that includes: table w/extra leaf, 2 armed chairs, 4 side chairs, a two piece hut, a wall picture (that will match my decor), and a new never opened set of slip covers for the chairs, a table cloth, charges, ect... to dress the table out for the holidays. I won all of this for $305.....

I have spent $1005 of my $5000 budget. I have accomplished a lot, but still have a lot to do.

I am looking at a entertainment center that would look so good in my living room for $450, I'll have to let you know if I get. I still need to discuss this purchase with hubby.

To Buy Or Not To Buy

After out growning our previous home, my husband and I set out to find our next new home.

The purchase of our last home did not go so well. Because the house wasn't lived in for over a year, the seller didn't have to disclose any of the problems with the home. Well, within the first month, we had to replace the central heat, the septic systems, the house flooded, and part of it had to have the wiring re-ran because it was no longer up to code. and those are just the big ticket items we ran into. So this time around we were a bit smarter. I found a house that I loved. It is 6 bedroom and has over 5025 sq ft of living space, we will not out grow this home. I absolutely loved it. So we schedule a walk through and find out it is a flip, it was a foreclosure that is now owned by it's second flipper. The house hasn't been lived in, in about 3 years. The flipper did put in some nice upgrades, but I am really having flashbacks. Because it is for sale by owner, my husband and I discuss our concerns with the owner (who does not have a mortgage on this property) and she agrees to rent it to us for a year. At the end of the year, they will offer it to us for the same asking price or put it back on the market. Well, the rent payment is about half of what I was expecting the mortgage on this home to be, so I am already saving tons of money a month. I am not having to pay the taxes or the home owner's insurance on it, another large savings. Because of the real estate market homes of this size just aren't selling so this works out well for both of us, and gives us time to sell our other home. I am guessing that with what we are able to save this year to go towards the purchase price, we will be able to get a 15 year fixed interest rate for about what we would have been paying for a 30 year note if we had purchased this year.

We signed a lease agreement and move in. Within the first week one of the AC units and the jets on the tub go out. This is the great thing about a lease, the owner had to replace both. I didn't spend one penny of my money on those repairs.

While I generally think that renting is throwing money away, in this case, we are actually saving more money. If we had purchased this house only about 10% of our payment would be going to principle for the first year. We are now able to save about 50% of what our payment would be in an interest bearing account along with the taxes that we would be paying. And it is very possible that the real estate market won't bounce back this year. So we may get a better price on the house in general or find another that is just a large at an even greater savings.

I truly hope this is the one, it is a beautiful home, and I hate to pack.
